One less thing to keep in your head.
Smallprint reads the document, tells you plainly what you have agreed to, and taps you on the shoulder before a deadline passes. All of it encrypted on your phone, nowhere else.
Free to store, scan and track deadlines.
This agreement is made between Sarah Okonkwo-Bell[PERSON_1] and Marcus Whitfield[PERSON_2] of SW1A 2AA[POSTCODE_1]. The term is twelve months and shall renew automatically for successive twelve month terms unless ninety days written notice is given. The Tenant shall be liable for all damages without limit.
What happens when you scan.
Encrypted before it is stored
Photograph the pages or import a PDF. AES-256, with a key made on your phone that never leaves it.
Personal details removed on your device
Names, addresses and account numbers become placeholders before anything is sent for analysis. The real values are put back locally.
A plain-English read
What you are committing to, what is in your favour, and the terms that could cost you — each one quoting the wording it came from.
The date you have to act by
Notice periods, renewals and expiries become real dates, and it tells you before they pass.
Most people miss the date, not the clause.
Reading a contract once is easy. Remembering it eleven months later is the part nobody manages.
"The term is twelve months from the commencement date and shall renew automatically for successive twelve month terms unless ninety days written notice is given."
A twelve-month lease renewing on 1 April with ninety days' notice means the date that actually matters is 1 January. Nobody does that subtraction in their head, and missing it costs another year.
Smallprint works it out, sorts every deadline you have by how soon you need to move, and tells you before it passes. Nothing else in this category does.
- →Auto-renewals and notice windows
- →Break clauses and rent reviews

What leaves your phone, and what doesn't.
Written plainly, because a privacy claim you can't check is worth nothing.
Never leaves your device
- —Your documents — only ciphertext is ever written to storage
- —The encryption key, which is generated on your phone
- —Names, emails, phone numbers, postcodes
- —Bank details and National Insurance numbers
- —Anything you haven't chosen to analyse
Sent when you tap analyse
- →The contract's wording, with identifiers already replaced
- →Nothing else, and nothing on a schedule
Removing identifiers reduces what's exposed. It doesn't make a document anonymous — a tenancy agreement is still recognisable from its contents, and we'd rather say so than let you assume otherwise.
What it won't do.
Most of this page is about what Smallprint is for. This part is about where it stops — because a tool you trust with a tenancy agreement should be straight with you about its limits.
It won't tell you whether to sign
That depends on what you need, what you can afford and what you can negotiate. Smallprint tells you what the document says and which parts are unusual. The decision stays yours.
It will miss things
It reads for patterns — auto-renewals, uncapped liability, one-sided termination. A clause that is unusual for reasons specific to your situation can pass straight through it.
It is not a solicitor
No professional is reading your document, no advice is being given, and nothing here creates a solicitor-client relationship. For anything expensive or hard to undo, pay a real one.
It doesn't know your circumstances
A ninety-day notice period is routine on an office lease and steep on a gym membership. Smallprint flags the term; only you know what it means for you.
Redaction is not anonymisation
Names, addresses and account numbers are removed before analysis. The remaining wording still leaves your phone, and a tenancy agreement is recognisable from its contents.
Reminders depend on your phone
Android suspends background apps to save battery, and some manufacturers are aggressive about it. Deadlines always show in the app, whether or not a notification gets through.
We would rather you knew all of that before installing than found it out from a contract that went wrong.
Storing is free. Analysis isn't.
Keeping your documents safe and telling you when a deadline is coming costs us almost nothing, so it costs you nothing. Analysis runs on models we pay for.

No adverts, on any plan. Ad networks collect device identifiers and share them with third parties, which we would then have to declare on our Play Store listing. An app that asks you to trust it with a tenancy agreement cannot also be selling your attention.
Questions people actually ask.
- Does Smallprint upload my documents?
- No. Documents are encrypted on your phone with a key that never leaves it. When you tap Analyze, only the wording is sent — names, addresses, postcodes, phone numbers and account numbers are replaced with placeholders on the device first, and restored locally when the results come back.
- Is this legal advice?
- No. Smallprint points out terms worth asking about. It can miss things and it does not know your circumstances. For anything that matters, have a solicitor read it.
- What is a notice deadline?
- Many agreements renew automatically unless you give notice a set period beforehand. A twelve-month lease renewing on 1 April with ninety days notice means the date that actually matters is 1 January. Smallprint works out that date and reminds you before it passes.
- What happens if I lose my phone?
- Because the encryption key exists only on your device, documents cannot be recovered without a backup. Smallprint can export an encrypted backup file protected by a passphrase you choose, which you can store anywhere — it stays unreadable to everyone, including us.
- What kinds of documents can it handle?
- Tenancy agreements, employment contracts, NDAs, insurance policies, loan agreements and terms of service. It also stores passports, payslips and certificates, tracking their expiry dates without needing analysis.
